BEagle Property provides property management services for all kinds of residential rental properties. As we are a boutique agency we have time to focus our attention on the details and provide a personal service to both landlords and tenants. Timely communication and outstanding customer service for both landlords and tenants is our mandate.

We have two simple commission and marketing fees “packages” to choose from (which can be tailored), please see below for rates, options and inclusions.

6.3% Weekly Commission + GST

Letting; 1 Weeks Rent + GST

Letting Marketing; $170 inc GST

Includes;

  • Residential Rental Letting
    • Rental Market Appraisal
    • “Highlight” Internet rental listing on Realestate.com.au
    • “Standard” internet rental listings
      • Domain.com.au
      • OnTheHouse.com.au
      • Homely.com.au
      • Rent.com.au
    • Generic “For Lease” signboard
    • Two scheduled open homes per week (Saturday and weekday)
    • Detailed rental application assessment, reference checks, TICA and rentcheck database checks
    • Regular updates on letting campaign progress
  • Property Management (once let);
    • All elements of normal rental property management (eg communication with tenants and landlords, monitoring of rent payments, organising maintenance, dispute resolution, etc..)
    • Online landlord and tenant portals (using PropertyMe)
    • Monthly account statements (through online portal)
    • Two inspections per year (including report and photos)
    • Arranging smoke detector inspections (cost covered by landlord)

These standard inclusions can be tailored as required however may incur additional fees.

Extra Fees;

  • Professional Photography (required if no prior photos)  – $99 inc GST
  • Floorplan Layout (recommended)  – $88 – $176 inc GST
  • Additional routine inspections over standard inclusions – $55 inc GST
  • Lease Renewal – $110 inc GST
  • Representation (and preparation) at QCAT – $110 inc GST per hour
  • Bills paid on behalf of landlord (cost of bills covered by landlord) – $11 inc GST per month

8.0% Weekly Commission + GST

      • Homely.com.au
    • Generic “For Lease” signboard
    • Two scheduled open homes per week (Saturday and weekday)
