BEagle Property provides full service property management for all kinds of residential rental properties. As we are a boutique agency we have time to focus our attention on the details and provide a personal service to both landlords and tenants. Timely communication and outstanding customer service for both landlords and tenants is our mandate.

We have 3 Fixed Price Property Management “packages” to choose from, please see below for full details of fees and inclusions of each package.

Property Management 1

$22.00 inc GST Weekly Commission

Letting; 1 Weeks Rent + GST

Letting Marketing; FREE*

Includes;

Residential Rental Letting

  • Rental Market Appraisal
  • “Standard” internet rental listings
    • Realestate.com.au
    • Domain.com.au
    • Rent.com.au
  • Generic “For Lease” signboard
  • At least 1 scheduled open home per week
  • Detailed rental application assessment and vetting including reference checks and TICA database check
  • Weekly updates on letting campaign progress
  • Lease preparation, collection and lodgement of bond
  • Entry Condition Report (with photos) and all other current RTA requirements

 

Property Management (once let / rented out);

  • Full service residential rental property management including communication with tenants and landlords, monitoring of rent payments, organising maintenance, dispute resolution, etc.. – please request our Landlord Welcome Pack for full details.
  • 2 Routine Inspections per year (including report and photos) – first within 3 months of letting – additional routine inspections per year incurs extra fees
  • Arranging smoke detector inspections (cost covered by landlord as per extra fees or landlord’s preferred compliance method)
  • Water usage invoicing to tenants (where applicable)
  • Monthly Statements
  • End of Financial Year Statement
  • Exit Condition Report (with photos – on tenant exit) and all other current RTA requirements on tenant exit
  • Online landlord and tenant portals (using PropertyMe)

Extra Fees;

  • *Marketing upgrades – price dependent on upgrade type
  • *Professional Photography (unless suitable photographs can be provided or are already on file) – from $135 inc GST
  • *Floorplan – from $135 inc GST
  • Annual smoke detector compliance inspection fee – $79 inc GST
  • Additional routine inspections over standard inclusions – $55 inc GST
  • Lease Renewal (for existing tenants) – $110 inc GST
  • General property bills management ( eg strata, water, council rates, landlord insurance etc) – $11 inc GST per month
  • Tenancy tribunal attendance (QCAT) (preparation included in base fees) – $110 inc GST per hour
