BEagle Property provides property management services for all kinds of residential rental properties. As we are a boutique agency we have time to focus our attention on the details and provide a personal service to both landlords and tenants. Timely communication and outstanding customer service for both landlords and tenants is our mandate.

We have two simple “packages” to choose from, please see below for rates, options and inclusions.

For each of these packages we are now offering for the first 20 customers to sign up a Weekly Fixed Price instead of the weekly commission rate as alternative (only applies for properties within 10km of post code 4152);

Pup – $16.50 inc GST per Week Fixed Price instead of 5.0% commission

Beagle – $22.00 inc GST per Week Fixed Price instead of 6.3% commission

All other fees and inclusions are the same.

Includes;

Residential Rental Letting
- Rental Market Appraisal
- “Standard” internet rental listings
  - Realestate.com.au
  - Domain.com.au
  - Rent.com.au
- Generic “For Lease” signboard
- One scheduled open homes per week (Saturday or weekday)
- Detailed rental application assessment, reference checks and TICA and database checks
- Regular updates on letting campaign progress
- * Costs will only apply to letting marketing if photos or floorplan is required (see costs below) or internet listings are upgraded
Property Management (once let);
- All elements of normal rental property management (eg communication with tenants and landlords, monitoring of rent payments, organising maintenance, dispute resolution, etc..)
- Online landlord and tenant portals (using PropertyMe)
- Monthly account statements (through online portal)
- Two inspections per year (including report and photos) – first within 3 months of letting
- Arranging smoke detector inspections (cost covered by landlord)

These standard inclusions can be tailored as required however may incur additional fees.

Extra Fees;

Professional Photography (required if no prior photos) – $99 inc GST
Floorplan Layout (recommended) – $88 – $176 inc GST
Additional routine inspections over standard inclusions – $55 inc GST
Lease Renewal – $110 inc GST
Representation (and preparation) at QCAT – $110 inc GST per hour
Bills paid on behalf of landlord (cost of bills covered by landlord) – $11 inc GST per month
Annual smoke detector inspection fee – $89 inc GST
